The Town of Plymouth announced Oct. 21 that MCO Housing Services is running an affordable housing lottery for first-time homebuyers seeking to purchase a condominium at Sailors Cove, a new seven-unit development at 393 Court Street.

One two-bedroom, one-bath unit is available through the affordable lottery. It has a purchase price of $249,900 and a monthly condo fee of $199. The unit includes a refrigerator, stove and oven, microwave, washer and dryer hookups, central air conditioning, electric heat and surface parking. The 2026 tax rate is $12.55 per thousand, and homeowners are responsible for their own insurance. The condo fee covers insurance, landscaping, snow removal, street maintenance, trash removal, common areas and the reserve fund.

Applications are available on MCO Housing Services' website and must be submitted by Monday, Dec. 14.

To qualify, total gross household income cannot exceed set limits based on household size: $96,000 for one person, $109,700 for two, $123,400 for three and $137,100 for four. These figures represent 80% of the area median income and are subject to change based on updates from the U.S. Department of Housing and Urban Development. Additional qualifications are listed on the Sailors Cove Plymouth Lottery Application.

A public information meeting about the lottery will be held via Zoom on Tuesday, Nov. 17, at 6:30 p.m. The meeting will be recorded and posted on MCO Housing Services' website afterward.

The lottery drawing itself will take place via Zoom on Monday, Dec. 28, at 3 p.m. A link will be shared with applicants later.
