Plymouth Home Prices Split Between Two Clusters Over Past Month

PLYMOUTH -- Six properties changed hands for market-rate prices in Plymouth over the past month, with the sales splitting almost evenly between homes priced in the $500,000s and $600,000s and those topping $850,000.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded nine property transfers in Plymouth between June 26 and July 25, but three were nominal-consideration transfers, not market sales, and are excluded from the figures below. Among the six recorded sales, prices ranged from $550,000 to $940,000, with a median sale price of $768,500. All six sales already have recorded prices; typically some prices lag behind the recording date, but that did not happen this period. Six sales in a month is a modest count on its own, though the dataset does not provide comparison figures from prior months or other towns.

TOP SALES The highest-priced sale was 30 Nautical Way, which sold for $940,000. Marie Claude Daccache and Jack Hatem sold the property to John and Sophia Mazza. At 16 Farm Road, David A. and Melissa A. Bassano sold their home to Holly B. and Jeffrey J. Petti for $909,000. The sale at 83 Micajah Pond Road brought $852,000; Richard and Karen Vining, acting as trustees, sold to Erich Georgs and Michelle Elaine George. At 27 Howard Street, Michelle A. Pinzino, also recorded as Michelle A. Lynch, sold to Krystopher and Brianna Alexander for $685,000. Rounding out the top five, 300 Sandwich Street sold for $656,000, with William Brady selling to Daniel S. Mullen. Bed, bath and square-footage figures were not available from the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN No two sales shared a street name this period, so the clearest pattern is by price tier. Three sales fell in the $550,000-to-$685,000 range: 10 Saverys Lane ($550,000), 300 Sandwich Street ($656,000) and 27 Howard Street ($685,000). The other three clustered at the higher end, from $852,000 to $940,000: 83 Micajah Pond Road, 16 Farm Road and 30 Nautical Way. No sales were recorded above $1 million or below $500,000 during the period.

MARKET NOTES Beyond the six market sales, three additional transfers were recorded at nominal consideration, meaning a token amount such as $1 or $10 rather than a market price. Two of those involved James C. Peters as grantor: one transferred 9 Wisteria Road to Linda M. Leitch Peters, as trustee of the Linda M. Leitch Peters Revocable Trust, and the other transferred 1 Hornbeam to James C. Peters, as trustee. The shared surname and trust language indicate these were transfers within the same family rather than arm's-length sales. A third nominal transfer moved 25 Arnold Avenue from Nicholas S. and Brigitte L. Petrocelli to Nicholas S. Petrocelli alone; the shared surname suggests a similar within-family transfer, though the deed data does not indicate why.
