Plymouth ZBA Unanimously Approves 12-Unit Expansion and First Veteran Housing Preference at Alden's Reach
PLYMOUTH — March 23, 2026 — Plymouth ZBA approves 12-unit expansion and first veteran housing preference at Alden's Reach in unanimous vote. The Zoning Board of Appeals voted 5-0 Monday to approve a substantial modification to the Alden's Reach comprehensive permit, growing the South Plymouth condominium project from 232 to 244 units and activating a veterans housing preference for four affordable units under state legislation enacted roughly 18 months ago. Thorndike Development president Lloyd Geisinger told the board the veterans preference would go forward regardless of whether the expansion was approved: "I do not want the board to feel at all that if for whatever reason it doesn't feel that our proposed addition of 12 units makes sense, that that means we won't do the veterans housing." The board added four conditions beyond the six carried from prior approvals, including confirmation that the new parcels are legally accessible without easement violations, a 300-linear-foot mill-and-repave commitment on Shallow Pond Estates roads, an updated water pressure study, and a screening agreement with an abutting property owner. Residents of Shallow Pond Estates raised concerns about deteriorating private roads, aging utilities, and low water pressure, with HOA president John Kelly warning the board on the record that pressure problems "are going to be an issue, I can promise you." The board also denied without prejudice a third-story addition request at 107C Taylor Avenue after the applicant declined to commit to a fire sprinkler system, and allowed withdrawal without prejudice of a pool house application at 4 Brown Bear Circle after the board signaled the structure was too large and too close to the property line.
