Pulte Group's two 40B comprehensive permits continue to March 16
Zoning Board of Appeals · Meeting of February 9, 2026
PLYMOUTH — Zoning Board of Appeals continues Pulte Group's two comprehensive permit applications to March 16. The dual developments—Oceanview North with 100 units at Hedge Road and Sandri Drive with 63 units—collectively propose 41 deed-restricted affordable units. Applicant team presented revisions to pump station placement, stormwater management, and utility capacity in response to peer review and conservation comments.
Public comment centered on proximity to an EPA Superfund site, construction impacts, and traffic; a petition with approximately 158 resident signatures requested additional environmental review. Town Counsel noted that federal and state environmental requirements fall outside the Board's authority and must be addressed by applicable regulatory agencies. The Board voted unanimously to continue both cases pending further applicant responses.
